FLOW Chelsea

 high-rise, apartment building, 2019 construction

23-story modernist residential building completed in 2019. Designed by Zakrzewski & Hyde, the building was intended to maximize energy efficiency, designed to Passive House standards. The facade is clad in white metal paneling above a double-height base of black granite. A steel canopy over the 2nd floor curves upward to the right; at its east end is juts down a short distance at a right angle, and at its west end makes a more gentle curve down, extending farther and receding into the wall at the top of the lower half of the ground floor.

The base is organized into four bays, with the main entrance in the 2nd bay from the east, with a black metal-framed glass door. The east bay has a black metal service door and window, and the west bay has an entrance that matches the residential entry, but into a commercial space. There are plate-glass upper windows at each bay, with a smaller one at the east bay.

The upper floors have four bays, with square window openings; they are triple-glazed and have black metal frames that project from the facade. Each window has a wider west pane and a narrow east pane. There is a significant setback above the 10th floor, and the top half of the tower has three bays of windows. A mechanical penthouse rises from the east side of the roof.

The building contains 55 apartment units.
