 Neo-Gothic (architecture), apartment building, 1927_construction

150-foot, 13-story Neo-Gothic residential building completed in 1927. Designed by De Lemos & Cordes as an office building, it has a 2-story limestone base, and brown brick upper floors. On Park Avenue, the base has three wide bays, and a narrower bay at the north end that has a grey granite surround at the main entrance. The glass doors are modern, as is the glass canopy over the entrance. The piers of the base also sit on large, grey granite plinths. The other bays have modern storefronts with large plate-glass show windows; the middle of the three wide bays have a 2-story glassed-in opening; the other two bays each have five panes at the 2nd floor, and the stone spandrels between the two floors are decorated with four small Gothic arches at each end. The smaller northern bay has a double opening at the 2nd floor, filled with vent louvers. The base is capped by a stone band course with squared rosettes.

The brick upper floors have seven bays of paired windows along Park Avenue South. The brick spandrels each have three inscribed panels. A cornice sets off the top top three floors. At the 12th floor, the piers are stone instead of brick, and extend slightly above the 12th-floor roof line; the top floor is set back.

The south elevation on 21st Street has two wide bays and a narrower bay at the west end. The piers have the same granite bases, and the infill of the bays matches that on the eastern facade, with the exception of the ground floor at the western bay, which retains its original Neo-Gothic arch with two smaller Gothic-arched windows inscribed within it. Below the windows is a metal service door. The upper floors have five bays of paired windows, in the same fenestration pattern as on the avenue. The top floors also match those on the east facade. Both facades are spotted with numerous projecting air-conditioning units.

The north elevation is clad in lighter-colored brick, with bays of windows in triples. The building was converted to residential in 2009, with 74 apartment units. The ground floor is occupied by Morton Williams Wine & Spirits, and Lifetime Fitness.
