6-story Romanesque-revival residential building completed in 1899. Designed by Franklin Baylies as a warehouse, it was converted to offices and joined internally with 169 Spring Street in 1962. The facade is clad in various shades of beige brick. Large windows are separated into two bays of three windows on Spring Street by brick piers and thinner pilasters between each window. On the longer West Broadway side, there are two end sections of three windows, and a wider center section with three windows spaced apart by brick piers. The top floor windows are round-arched. There are a number of green band courses across the facade, and a green roof cornice with dentils crowns the facade. A white metal fire escape runs down the center section of the east facade. The building has since been converted to apartments. Emporio Armani is located on the ground floor.
