7-story postmodern residential building completed in 2005. Designed by Traboscia Roiatti Architects, the building's 2-story retail base runs through the block from Broadway to Mercer Street, where it has the alternate address of 72 Mercer. Above are two separate residential towers, one fronting each street, with rear balconies opening onto a courtyard atop the 2nd story in between. The upper two floors of each tower are occupied by penthouse units with private roof deck spaces and centrally located green house skylights.

The Broadway facade is clad in white stone. The four bays of windows are separated by dark-grey steel mullions, a single bar in the center, and double bars separating the outer bays, and the windows have pale-green mesh panels at their bases. The windows bays of the 2nd-3rd floors are grouped together, as are the 4th-5th floors. A metal roof cornice with large circular openings caps the 5th floor, with a 2-level recessed penthouse level above.

The rear facade on Mercer Street has the same window treatment, but surrounded by orange brick instead of white stone. The top two floors on this side aren't set-back, but continue the 2-story groupings up to the roof cornice. The ground floor is occupied by a Capitol One bank branch.
