7-story modernist residential building completed in 2025. Designed by COOKFOX, it replaces the Midtown Tennis Club. It is clad in red brick with a ground floor of floor-to-ceiling glass housing commercial space. The building is U-shaped, with the north side opening into a courtyard.

Along the avenue the ground floor is organized into six bays, the south one narrower, with the main entrance in the north bay, with glass double-doors below a metal canopy. The upper floors have two single-windows in the south bay, and alternate four or three single-windows in the other bays. There is a setback above the 6th floor except at the two bays next to the south end bay. There is a roof terrace with black metal railings.

The south facade along 26th Street has 11 bays on the ground floor, plus a very narrow bay next to the east end bay. The upper floors have two single-windows in the end bays, one single-window in the narrow bay, and 2, 3, or 4 single-windows in the other bays. There are setbacks above the 6th floor at the end bays and three of the middle bays.

The building contains 188 apartment units. Part of the ground floor is occupied by Lidl supermarket.
