6-story Renaissance-revival cooperative-apartment building completed in 1891, designed as a hat factory by Buchman & Deisler for Jeremiah C. Lyons. The ground floor is clad in rusticated stone, with two round-arches on the far north end of the Greene Street facade, where the residential entry is (originally the service entrance, hence the Waverly Place main address). The upper floors are clad on orange-red brick. The piers on the 2nd floor are banded, and there are metal swag panels above the windows in the center of both facades. The outer bays project slightly, and at the 2nd floor have three round-arched windows with keystones. The 3rd, 4th & 5th-floor windows are recessed and culminate in round-arches at the 5th floor. The outer bays on these floors are framed by white stone quoins and floor has three double-windows joined together under a stone lintel supported by cast-iron pilasters. A small stone cornice sets off the top floor, which has recessed square-headed windows at both the center section and the projecting outer bays.

Both facades have black iron fire escapes with wide, rounded landings serving as balconies. The building is crowned by a dentiled and bracketed metal roof cornice. The ground floor is occupied by Unique Copy Center, White Oak Tavern, M2M Asian convenience store, and Apple restaurant/bar/lounge. The building was converted to rental apartments in 1973, and became a co-op in 1984. It has 120 residential units.
