condominium, apartment building, 1913_construction

13-story Neo-Gothic/Neo-Classical residential building completed in 1913. Designed by Rouse & Goldstone as an office building, it is clad in limestone and terra-cotta. The Park Avenue South facade spans five bays, while the 20th Street facade is six bays wide, with an additional narrow strip at the west end.
The 3-story base is limestone, painted white at the ground floor. The piers sit on low granite bases, and have projecting sections at the connection of the 2nd & 3rd floor, topped by Gothic points halfway up the 3rd floor. The ground floor has modern storefront with large plate-glass windows. The main entrance is in the center bay on Park Avenue South, which has a 2-story shallow arched opening. The limestone spandrel between the 2nd & 3rd floors at this bay is ornamented with a shield flanked by four small Gothic arches; the other spandrels at this level are blank. The 2nd floor has tripartite windows with metal framing and transoms; the spandrels between the 1st & 2nd floor are iron and decorated with shields. The 3rd floor has triple-windows separated by angled pilasters, and is topped by a stone cornice.
The upper floors have triple-windows in each bay, divided by flat stone pilasters. The spandrel panels are textured terra-cotta with inscribed squares in the centers. Between the 10th & 11th floors the spandrels have larger shields, and circular-arches between the 11th & 12th floors. The 12th-floor bays have shallow peaked arches. A stone cornice runs along the top of the 12th floor on both facades. The 13th floor is slightly recessed with octagonal turrets at the corners. Between these is a crenelated roof parapet.
In 1980 it was converted to rental apartments, and then to condominiums in 2008 by Rosen Partners, with 123 units. The ground floor is occupied by Organic Avenue, and a Duane-Reade pharmacy.
