7-story Renaissance-revival residential building completed in 1900. Designed by Schneider & Herter, it is clad in buff-colored brick. It is 11 bays wide on MacDougal Street, with four bays on West 3rd. There is horizontal banding on the 2nd floor, and various dentiled or carved band courses across different floors. There are eared stone lintels over the windows of the 2nd, 3rd, 6th & 7th floors, and round-arched windows on the 4th & 5th floors. Both facades have black wrought-iron fire escapes with basket-style landings and are topped by black metal roof cornices. The ground floor is occupied by Mamoun's Falafel, Fabulous Boutique, Ben's Pizzeria, and most notably Caffe Reggio, a coffeehouse open since 1927. There is a twin building one block over at 100 West 3rd, with only a differing color scheme.
