250-foot, 24-story postmodern residential building completed in 2008 for The Related Companies. Designed by Handel Architects with interiors by Clodagh Design, the building contains 190 condominium units, combined with 288 rental apartments. The 24-story tower portion contains the condominiums, with an 8-story apartment wing wrapping in a U-shape around a central courtyard and bamboo garden on the roof of the parking deck. Both sections share a common through-block lobby, but have separate elevators.

The building provided $28 million to the High Line Park for public access to the elevated park from its site. The former rail line wraps around the western side of the building at the 2nd floor level. The lower section is clad in orange brick, with grey metallic panels on the western facade above the High Line. The tower portion rises up in the same grey metal cladding, with a partial wall of orange brick on the northwest corner and east side. The eastern half of the south facade is lined with glass-enclosed balconies.

A parking garage is incorporated into the building, with entrances on both 16th & 17th Streets. Part of the ground floor is occupied by an Equinox gym. There are residential entrances on both 16th Street (sliding glass doors) & 17th Street (a revolving door flanked by traditional glass doors), with glass-and-metal canopies above both.
