6-story Renaissance-revival residential building completed in 1904. Designed by Bernstein & Bernstein as a tenement, it is clad in orange brick, six bays wide, with stone cornices across the 2nd & 5th floors. The outer windows on the 2nd floor have triangular pediments, while the inner windows have splayed lintels with keystones, as do the inner windows of the 3rd & 4th floors, and all the 5th story windows. The outer windows on the 3rd-4th floors are framed by white brick quoins and have carved stone panels between the floors. The windows on the 4th floors are capped by rounded stone lintels. On the top floor there are narrow, projecting, white brick piers between the windows, and a black iron roof cornice with brackets, dentils and carved swag. A black iron fire escape with ornamental rails runs down the center of the Sullivan facade.

When Houston Street was widened, the neighboring building to the north was demolished, leaving a blank wall near the front of the building, which is now covered by a large advertising sign. There are windows further back along the recessed portion of the northern wall. The ground floor is occupied by Joe's Dairy, an old-time Italian cheese shop noted for its mozzarella; and Organic Avenue, an organic juice and food store.
