6-story Beaux-arts residential building completed in 1904. Designed by Bernstein & Bernstein. The building features red brick with white stone elements, two inset stairwells, and a pair of intricate iron fire escapes on the southern and western faces. The ground floor is painted light blue. Some of the upper-floor windows have splayed lintels with keystones, or 2-story stone enframements with carved panels between. Some of the 4th-5th floor windows have 2-story quoined borders, topped by triangular pediments. The top floor has white stone banding, and is crowned by a black metal roof cornice. The ground floor is occupied by Cayenne Lounge, and Sullivan Bistro at the alternate address of 169 Sullivan.
