276-foot, 24-story modernist residential building completed in 2021 for Anbau Enterprises. Designed in 2020 by COOKFOX Architects, the project consists of two structures spanning between West 23rd and West 24th Streets, separated by a private interior courtyard. Both main facades are clad in white glazed terra-cotta. The lower part of the 23rd Street building is four bays wide, but there is a setback above the 17th floor, from which it widens via a cantilever to the east. The 4-bay grid at the lower floors has deeply-recessed windows in each bay, fronted by ornate wrought-iron railings. The windows on the upper half of the south facade are not recessed. The west end bay is set slightly farther back and has a double-window. The next bay also has a double-window, and there are three single-window bays to the east.

The east elevation has eight bays of recessed double-windows. The largely blank western wall has a limited number of windows. The south building culminates in a flat parapet roof.

The north building is shorter, only rising 10 floors. It has three bays of slightly recessed double-windows fronted by glass balconies. The complex contains 44 condominium units.
