6-story modernist office building completed in 2020. Designed by Sydness Architects, it is built atop an existing 1-story building occupied by the pub McQuaid’s Public House. The design of the original base was retained, with the new upper floors clad in silvery zinc with irregular fenestration.

The base is clad in brick and stone and originally dates from 1891.

At the east facade of the upper floors there is one large, square window at each floor, with other smaller windows of various sizes. The longer south facade on 44th street has a mix of vertical- and horizontal-oriented medium-sized rectangular windows, some medium-sized square windows, and many smaller square windows. The black-framed windows create an intricate shadow pattern throughout the day.

The top level is a penthouse floor that rises up at the west part of the building, opening onto a rooftop deck. McQuaid's remains in business on the ground floor.
