4-story residential building completed in 1866. It has a double frontage on Broadway, and a narrower 3-bay wing extending down to 12th Street. The main Broadway elevation has two identical halves, each four bays wide. The outer piers and the center pier are rusticated up through the 3rd floor, and paneled at the top floor. The ground floor has two storefronts of differing design, one mostly painted white, and the other dark green.
Designed by Griffith Thomas in 1866-67 as a speculative investment for tobacco heir Pierre Lorillard III, 827-831 Broadway gained considerable cultural significance after World War II when they became home to artists Willem de Kooning, Elaine de Kooning, Paul Jenkins, Larry Poons, Jules Olitski, and Herbert Ferber, and curator William S. Rubin.
The upper floors are cast-iron, painted yellow. The bays have rounded corners and are divided by white Tuscan columns. The 2nd floor windows on the south side have black wrought-iron balconettes over their lower portions. At the roof line, scrolled brackets (including three large ones over the main piers) support a roof cornice with twin triangular pediments, and stone torches over the large brackets. The ground floor on Broadway is occupied by Nu New York boutique, and Halstead Property.
The 12th Street wing is three bays wide, with another cast-iron facade. It also has rusticated outer piers and rounded corners on the window bays. The ground floor is painted white, with most of the upper facade painted blue, except for the white flat pilasters between the bays, and the cornices between floors. The facade is topped by a roof cornice with a blue base and white modillions and end brackets.
Now managed by Ventures NYC, the building is now used for events as De Kooning Studio.
