9-story modernist residential building completed in 2007. Designed by the Stephen B. Jacobs Group, it is clad in greenish glass and silver metal with a dark-grey granite water table. The main entrance is at the east end of the north facade on 44th Street, with a recessed glass-and-steel revolving door and traditional door below a steel-and-frosted-glass canopy. The upper floors of the east end of the facade are set back behind the entry vestibule. To the immediate right is a shorter 1-story section with two metal service doors, and then a long, long band of windows with advertisement placed in them, and vents at both ends. Above the east half of the band and the service doors the upper floors are also set back, and fronted by a frosted glass railing. The west part of the ground floor has a 2-pane, 1-pane, and 3-pane show-window for a commercial space.
Above the ground floor the recessed east section is clad in a glass curtain wall with silver metal spandrels and mullions. There is projecting glass balconies near the east end, and the facade sets back above the 8th floor. At the east and west ends of the non-recessed section, there is another set of balconies (with glass sliding doors opening onto them); those at the west end wrap around the corner. Between the two sets of balconies is a metal-clad section with a single-window paired with a very narrow pane (and a metal vent below the wider pane) and another very narrow pane. This metal cladding of this section extends up to the 9th floor, with a horizontal rectangular cutout opening at the top floor.
The ground floor of the west facade on the avenue has seven bays of commercial space, some with just plate-glass windows, and some with recessed glass doors as well. The north end has projecting balconies continuing from the north facade. To the south are two bays of windows with a wider and narrow pane paired together, with metal vents. There is also a cutout opening at the top floor. Next is another set of (narrower) balconies, another bay of windows, another narrow balcony, another window bay (both of them having smaller cutouts at the top floor), and a final, recessed south end bay (above the ground floor) with narrow balconies in front of the curtain wall.
The building contains 58 condominium units. The ground floor is occupied by Pio Pio 8 restaurant, New World Convenience, Omni Dry Cleaners, and Grace Wine & Spirits.
