4-story commercial/residential building originally completed in 1901 as a stable. Designed by James Cole for James Hughes, it was later converted to a warehouse, and then became the Perry Street Theater in 1975. The theater closed in 1995, but was reopened in 2005, operating until 2007. The building has since been converted to condominiums and commercial space.

It is clad in red brick, with five brick piers forming the front of the building above the first floor level. Between them are recessed spandrel panels beneath the windows. These brick panels are corbeled out to carry the horizontal stone windowsills. At the top, beneath the sheetmetal roof cornice, the wall is corbeled out between the end piers.
