13-story residential building completed in 1941. Designed by Hyman Isaac Feldman as an apartment building, it gradually assimilated the overflow of nurses from St. Vincent's residence hall, and later became the Martin Payne Building, a doctor's residence for the hospital. The base is clad in white stone topped by horizontal bands, with dark red brick above. Replacement windows fill the bays of varying width. The facade is split into thirds by two narrow bays of textured brick.

The far right side of the facade projects further forward than the rest, re-aligning with the street, with windows that wrap around the corner. There is a small setback above the 10th floor, set off by a pair of thin stone band courses.

Following the closure of St. Vincent's in 2010, it was converted into luxury condominiums by COOKFOX Architects for the Rudin Management Company.
