208-foot, 20-story residential building completed in 2011. Designed by Schuman, Lichtenstein, Claman & Efron, it is L-shaped, wrapping around the corner building at 287 Broadway. The broadway side and the narrower Reade frontage have 2-story pre-cast concrete, steel and glass bases, with retail space on Broadway, and the main building entrance on Reade, set below a metal-and-glass canopy. Above, the facades are clad in grey metal and green-tinted glass, with various setbacks. The frontage of Reade has projecting, glass-enclosed balconies, while the Broadway side has partially-projecting, partially-recessed balconies near its south end. The building has 84 condominium units.

During excavation for Reade57, the corner building began to tilt and in November 2007 it was ordered to be vacated and heavy shoring propped the building up. With the completion of Reade 57, the building at 287 Broadway was secured. The ground floor of Reade 57 on Broadway is occupied by City Hall Pharmacy, and Chipotle restaurant, with Hudson Spine & Pain Medicine on the 2nd floor.
