Park Central is a major regeneration project taking place on the former Lee Bank housing estate, constructed in the 1960s on a slum estate. By the 1990s, the estate had deteriorated with major physical and social issues. The housing stock was transferred to Optima Housing Association from Birmingham City Council, who then embarked on the Park Central project in conjunction with Crest Nicholson.

The site was mostly cleared of its former buildings, with the exception of 4 tower blocks fronting Belgrave Middleway and some housing to the north of the site. The existing buildings were refurbished whilst new housing was constructed, creating a new up-market area with the properties being very much in demand. Two new parks were also laid out in the centre of the estate.

The former Haddon Tower site, in the south east corner of the area, remains undeveloped with plans for an Asda supermarket with a tall spiral-shaped tower of apartments above in the pipeline. Approval for the supermarket has been granted following a dispute with Tesco who intended to build a supermarket with apartments close-by to the site, although their plans were over-ruled despite an appeal.
