280-foot, 27-story postmodern residential building completed in 2003 for the Albanese Organization/Northwestern Mutual. Designed by Cesar Pelli & Associates with interiors by COOKFOX Architects, the building’s boxy form is nicely-modulated. It is clad in red brick above a 2-story base of grey granite with brick banding. There are other bands of grey brick between the 5th & 6th, 8th & 9th, and 11th & 12th floor, as well as above the 14th. The northwest and southwest corners have wrap-around windows with silver metal framing; the brick bands extend around the corners as narrower horizontal elements. The whole western facade curves gently to follow the bend of River Terrace. The section above the entrance has silver metal framing around the windows and is accented with panels of bright blue tile. Both the red brick and the blue tiles stop at the 14th floor; the 15th & 16th floors are clad glass and silver metal, with a projecting cornice marking the end of the mid-rise portion of the building. Above the taller tower rises at the southern end of the building. It has the same facade design as the lower part, minus the blue panels. It is slightly set back from the lower bulk of the building, and has the same treatment at the top two floors.

The Solaire has 293 rental apartments. It claims to be the US's first "green" residential high-rise. It has a building-wide air filtration system, generates electricity with solar-energy panels and uses recycled water for toilets. Residents have contracted with a farm in Vermont for weekly delivery of produce and meat in what is called community-supported agriculture or C.S.A. An underground parking garage is accessed from Murray Street.
