621-foot, 50-story modernist residential building completed in 2011. Designed by Cetra/Ruddy Architects with interiors by Yabu Pushelberg for Slazer Enterprises, One Madison Park was originally known as The Saya during construction. Rem Koolhaas designed the interiors of many of the condominium's originally planned amenities, but those do not have seem to come to fruition as planned.
Located at the foot of Madison Avenue, across from Madison Square Park, the building's actual main entrance and address is at 23 East 22nd Street, via a 6-story lobby structure extending through the block to 22nd Street. It was not completed until 2013.
Although much of the area nearby is included in various historic districts – such as the Ladies Mile Historic District, Gramercy Park Historic District and Madison Square North Historic District – the location of One Madison Park is not, enabling the building to be constructed "as of right" with the transfer of air rights from the shorter buildings that surround the site.
The luxury tower - resembling an elegant, thin stalk - employs a modular, plug-in design concept articulated through seven “pods” which deconstruct the building’s mass and give it a sense of lightness. Cantilevered from the main shaft, the pods enabled construction to begin on the main tower before the full site was available. Rising from a 5-story glassy base, the main tower shaft is composed of earth-toned bronze glass, designed to blend with the older surrounding limestone and masonry buildings. The projecting pods vary from four to six floors tall, with 1-story breaks in between. They extend from the north and east facades of the building; the west and south sides have sheer glass curtain walls of dark bronze glass, contrasting with the clear and white glass of the projecting sections.
The 22nd Street entry building, designed by BKSK Architects, is clad in white terra-cotta, glass and grey metal. It has narrow, vertical fins on the facade dividing the windows in a random pattern, with a simple metal cornice on top. The entrance, at the west side of the ground level, is recessed. The building contains a total of 90 condominiums
