876-foot, 76-story Modernist/Deconstructivist residential tower completed in 2011 for Forest City Enterprises (now Forest City Ratner). Designed by Frank Gehry, it is also known as New York by Gehry or The Beekman. 8 Spruce Street is one of the tallest residential buildings in the Western Hemisphere, and somewhat resembles Aqua, a Chicago skyscraper, in height and form. The most notable aspect of the facade is the undulating waves of stainless steel that reflect the changing light, transforming the appearance of the building throughout the day.
Housed in the 6-story base is a public elementary school, which the Department of Education owns, and space occupied by units attached to the Lower Manhattan Hospital located next door. Included is a 175-car underground parking garage for hospital use. The base is clad in orange brick, with setbacks above the 5th floor on the northwest and southeast ends. Piers divide the facade of the base into wide bays of windows with stainless steel framing. The ground floor is also occupied by Green Apple Cleaners. Residents enter through a covered drive that cuts through the block along the building's western side, framed by massive brick pillars and a glass-enclosed lobby.
Above the elementary school is an 900-unit luxury residential tower clad in stainless steel. All units are priced at market-rate, with no low or moderate income-restricted apartments.The south facade is flat, with regular bays of windows, and a handful of setbacks near the top, contrasting with the wavy, rippled texture of the other three sides. The building's exterior is made up of 10,500 individual steel panels, almost all of them different shapes, so that as you move around it, its shape is constantly changing.
The building has a concierge and valet services and health, social and entertainment amenities on 22,000 square feet of indoor and outdoor space. A 6th floor grilling terrace is outfitted with dining cabanas, picnic tables and cafe seating. On the 7th floor, a 50-foot sky-lit swimming pool is surrounded by fully-retracting glass doors, creating a seamless expanse of indoor and outdoor spaces that includes a wraparound sundeck.
