This retail center opened as San Jacinto Mall in 1981 and was demolished in 2019-2010. Macy's and JCPenney were the final two freestanding holdouts who owned their retail spaces outright and closed near the end of 2021. The Mall has been sold to a new owner who demolished the interior and the abandoned anchors and plans to reconstruct and reconfigure the property into a newer modern open air mall, San Jacinto Marketplace.
It isn't the first time a plan like this had been conceived, first after the Mervyn's had closed, plans were in the works to tear down the two abandoned wings for condos. Second a plan to transform the Montgomery Ward wing into a Lifetstyle Center anchored by a rumored Academy Sports & Outdoors or HEB (both now notably located less than a block from the proposed site. A long therm plan involved relocating JCPenney to a new building and leaving the Macy's as is while constructing a open-air center focused around a large event lawn. As of October of 2021 both Macys and JC Penny have sold and will no longer be a part of the plan. The current plan is to keep the open air retail facing Garth with apartments, hotels, and offices in the rear all to be delivered in 2023-24.
