The building's developer Hines has obtained LEED Gold pre-certification, which establishes the building as a major sustainable design development. The plan is to achieve LEED Gold Certification by incorporating environmentally friendly and energy efficient materials and systems. The building is designed to maximize the use of daylight, while minimizing solar heat gain.

Kirkland & Ellis, Chicago's biggest and most prominent law firm, is slated to be the anchor tenant, targeted to occupy 24 floors in the low-rise and mid-rise sections of the building. Other tenants are expected to include the management consulting firm, Boston Consulting Group, the private equity firm, GTCR, and the restructuring and consulting firm, Alix Partners.
