Film and TV production company Mogul Mind Studios opened here in early 2009 on a lease basis. Despite apparent success in its first year (taking part in the major films "Unstoppable", "Love and Other Drugs" and "The Next Three Days"), the studio failed to pay rent and the property's owner, David Kowalski, terminated the lease in mid-2010. Now called 31st Street Studios, the facility is headed by Chris Breakwell, who has landed partnerships with Paramount on Location, Knight Vision Studios, and Carnegie Mellon University's Entertainment Technology Center.

Kowalski purchased this property -- a former steel mill -- in 2001. He converted it to leasable space and gave it the name "31st Street Business Park." The mill had been here for about a century and passed through a succession of owners including Pittsburgh Flatroll, Cyclops Industries, and Crucible Steel.
