condominium, postmodern (architecture)
244-foot, 21-story Postmodern residential building completed in 1990. Designed by Schuman, Lichtenstein, Claman & Efron, it is clad in red brick and grey metal. The building sets back its top five floors to keep in context with the Almanac Hotel Building across the street and its façade is nicely modulated with bay windows and a rounded southwest corner.
The main entrance is at the center of the south facade on 70th Street, with glass-and-wood double-doors and sidelights below a shallow arched transom. Two large gargoyles are perched atop globes at either end of the large, curved, grey metal-and-glass entrance canopy. The wide, recessed bay to the right has smoked-glass and grey metal infill, projecting out to the building line with angled ends. Its lower half has a glass door and an entrance for the underground parking garage. The narrower east end bay has an exit for the garage. The recessed, wide bay to the left of the main entrance is similar to the east one, but with a storefront, separated by brick piers from the rounded corner section of storefront. The west facade on Broadway has two wide and two narrow storefront bays, also recessed with angled ends. The 2nd floor also has curved glass at the rounded corner bay, and recessed windows with angled ends at the wide bays.
Above the base, the rounded corner bay has five windows per floor, angled around the corner; there are grey metal spandrels between floors, and every third floor has a projecting spandrel with a metal railing on top. Above the main entrance and at the end bay on 70th Street are two bays with recessed, angled end windows, and two panes in the center. These also have metal spandrels, and railings every third floor, with black metal vents above the spandrels and below the windows. Between these three recessed/projecting bays are two brick-clad sections, each with three bays of double-windows above black metal air-conditioning vents. The west facade on Broadway has two more recessed/projecting bays, the northern end bay being slightly wider with three center panes between the angled end panes instead of two. Again there are three bays of double-windows in both brick sections.
There is a setback along the full length of the west and south facades above the 15th floor, with additional setbacks above the 17th, 18th, 19th, & 20th floors, each topped by a metal railing. The recessed/projecting bays do not continue onto these upper floors, which instead have bays of mostly three or four windows, with a few smaller double-window bays.
The rear, northeast-facing facade is serrated, with some sections facing north, and does not repeat the recessed bays of the main facades. There is a mix of triple-, double-, and single-windows. There building contains 122 condominium units. The ground floor is occupied by J's Cleaners, Roche Bobois furniture, Lenscrafters optical, and Bondi Sushi.
