288-foot, 26-story modernist residential building completed in 1987. Designed by John Harding, it has a 7-story base and a setback tower. The base has red brick end piers, with a metal-and-glass storefront at the lower two floors. The 3rd-7th floors are deeply set back (the 3rd & 4th recessed the most) behind concrete bands. The bands above the 4th-7th floors extend out to the end piers, while those below the 3rd & 4th floors set farther back.
The south-facing side elevation is red brick with white concrete floor plates, also continuing up the set-back tower. While the base is angled along Broadway, the tower is rotated to align with the regular street grid. The south elevation has two bays of double-windows beginning at the 15th floor. The main, east-facing facade has a tripartite window bay at the south end, followed by a projecting balcony that angled back; there is a small section of metal railing at the east-facing portion of the balcony (before the angle), with brick fronting the rest of the balcony. A short, angled bay of a single-window aligns with the end of the balcony, wrapping around the a north-facing double-window setting back to the north half of the facade. This half has matches the south half, with another tripartite window bay and angled balcony. The north facade is brick with concrete floor plates, and has double-windows wrapping around from the end of the balconies.
The rear, west-facing facade also has two bays with projecting balconies featuring angles, reversed so that the tripartite windows are to the north of both bays. There are no balconies at the 2nd floor from the top on both main facades. The building contains 75 condominium units. The ground floor is occupied by Sugar Factory American Brasserie.
