The Grand Tier, a Glenwood Residence (New York City, New York)

339-foot, 30-story Postmodern/New Classical residential building completed in 2004 for Glenwood Management. Designed by Costas Kondylis & Partners, the tower is set back above a 6-story base that follows the angle of Broadway; the tower is also aligned with Broadway. The lower two floors are clad in beige pre-cast stone panels with a grey granite water table, and the upper four floors of the base as well as the tower are clad in white brick and reflective silver glass.

The west facade along Broadway spans 17 bays the bays. There are three double-height openings near the center, each two bays in width, with the main entrance is the middle of these. It has a revolving door flanked by traditional glass doors, and is covered at the ground floor by a large metal-and-glass canopy. Above the canopy is a large tripartite window screened by a metal lattice of X's within small squares. The bays to either side have similar screens at the upper level, with large tripartite windows below. A pair of green copper wall lanterns adorn the banded piers between these three openings. To the north and south the ground floor has 2-bay storefronts, with the northern one spanning an extra bay. The 2nd floor has large double-windows, and the bays are grouped into pairs. The upper four floors of the base are also grouped in pairs of bays, with tripartite windows, and metal vents below them.

The south facade spans nine bays at the base, grouped into pairs except for the west end bay. The design elements match those of the west facade, with the addition of an entrance/exit to the underground parking garage at the east end of the ground floor. The north facade on 65th Street has 14 total bays, with more storefronts along the ground floor. The eight western bays are grouped into pairs and match the design of the other facades, with the west end bay wrapping around the acute northwest corner. The east end is grouped into two pairs of bays in the middle, with a single bay on either side. There is a loading dock in the western of the double bays at the ground floor, and the middle bays all have metal louvers in place of windows at the 2nd floor. This section of the base ends above the 3rd floor, setting back to a landscaped terrace on the 3rd-floor roof that extends back behind the tower.

The tower itself is is organized on the west side into five 2-bay sections, each with tripartite windows and extra, angled side panes extending back to angled notches between each section. There are small, black metal vents below the windows. At the north and south ends there is an additional recessed bay with double-windows, and a wider, angled corner pane wrapping around to the north and south elevations. These two bays end at the 25th floor, while the middle bays extend up to the main roof line. On the south facade, the tower has two bays of double-windows at the west end, with the end bay wrapping around from the west elevation. To the right, the projecting section has double-windows with angled corner panes on both ends, and a 4-window bay in the center. The north facade is the same, except that the projecting section is at the west side, and the two bays of double-windows at to the east. The east facade of the tower matches the west, with five groups of two bays, divided by angled notches running up the facade. There is a penthouse floor set back on the west and east sides, and topped by mechanical bulkheads at the three middle sections.

The building contains 232 apartment units. The ground floor is occupied by Brown Harris Stevens real estate, Lululemon Athletica sportswear, Bed Bath & Beyond, Brooks Brothers apparel, which also occupies space on the 2nd floor, Rosetta Italian Bakery, and Le Pain Quotidien restaurant.
