7-story (4 floors fronting Water Street) residential building completed in 2016. Designed by BORO Architects, the building has two different facades on the two streets. The extremely narrow site runs through the block, with just 12.5 feet of frontage on Water Street. There are actually two separate residential components connected by a ground floor extending through the entire lot. The residential components are divided by a central courtyard sitting on top of the ground floor.

The taller Front Street facade is clad in orange brick above a black cast-iron ground floor. It is three bays wide, with grey granite sills and lintels on the windows; the lintels on the 3rd and 5th floors run continuous across the facade. The 6th floor is topped by a black metal cornice, with the 7th floors set-back and clad in grey metal.

The 4-story Water Street facade, housing a single family, is clad in black structural steel, with zinc panels and glass infill. Its exposed sidewall on the northeast side is clad in black brick.
