204-foot, 16-story modernist residential building completed in 2015, and located on an elongated triangular lot between Sixth Avenue & Sullivan Street, where they merge at Broome Street. It replaces the Sixth Avenue Car Wash, a 1-story building designed by Paul Mok, and completed in 1979. The new building is designed by Cary Tamarkin of Tamarkin Co. and contains 21 condominium units. Its flatiron shape ends in a rounded corner on the south end; the long sides of the triangle are 360 feet, and the northern facade is 92 feet wide at its base. The tower is clad in reddish-brown brick, with bands of floor-to-ceiling windows, including curving panes at the rounded southern end.

The northern end of the lot was developed into four 4-story free-standing townhouses, at 20, 30, 40 & 50 Sullivan Street. Each has a rooftop terrace and backyard garden. They are identical, with red brick cladding. The first three floors each have two bays of multi-paned windows, with a wide multi-paned window spanning the top floors.
