10-story residential building completed in 1940 as a 7-story office building for the Aetna Life Insurance concern. Designed by Cross & Cross with Eggers & Higgins, its style could be described as stripped-down Neo-Classical with a touch of Art-Deco. Clad in limestone (painted white at the base) above a granite water table, the building is distinguished by its rounded corners at Fulton and Ann Streets. The high ground floor has five tall openings framed by grooves in the limestone, plus one window at the east end, fronting Fulton and Ann Streets; and three tall openings flanked by a single window at each end on William Street. There is also a small service entrance at the west end of the Ann Street elevation. Both of the rounded corners have a ground-floor entrance, with a bay of angled windows above.
At the upper floors, the north and south facades each have eleven bays of double-windows with stainless steel frames (plus one single bay at the west end of the Ann Street side), and eight bays on William Street. There is interesting double-bar rustication on the 3rd through the 7th floors, and an ornate diamond-shaped frieze beneath the cornice.
The 10-story extension on the west side of the lot was completed around 1950. It is clad in silver metal spandrels, with black marble outer piers and ground-floor storefront. The horizontal bands of windows are ten panes wide on Fulton Street, and eight panes wide on Ann Street. There is a setback on both facades above the 7th floor.
Karl Fischer was the architect for the 2007 conversion, which added three set-back floors to the original building to match the height of the extension. The three newer penthouse levels are not visible from the street. Renamed District 111 Fulton, the building contains163 condominium units.
The ground floor is occupied by Red Mango yogurt/smoothies/juice, a 7-Eleven convenience store, Au Bon Pain bakery, Meltshop sandwiches, Chipotle Mexican Grill, and Bareburger organic restaurant. The ground floor of the extension is occupied on the Fulton Street side by GRK Fresh Greek restaurant, and Hale & Hearty restaurant.
