office building, Grade II Listed (UK)
The Stock Exchange Building is a 6 storey office building located on the corner of Great Charles Street Queensway and Margaret Street in Birmingham city centre. The building comprises some 24,800 sq ft NIA spread over basement, ground, lower ground, and five upper floors. It was built in the 1920s and the facade is Grade II listed.
It was purchased by Stoford Ventures Limited as a single let office investment property in September 2007. It was occupied by Harris Allday, stockbrokers on a lease with just over 5 years unexpired. The building was in need of refurbishment and modernisation as it failed to meet the criteria for modern office premises. Stoford entered into negotiations with Harris Allday for the refurbishment of the entire property by them entering into an Agreement for Lease whereby, on completion of the refurbishment they would take a new 15 year lease at an improved rental.
The refurbishment included the entire building which was occupied by Harris Allday who continued to trade throughout the works and had to be relocated floor by floor throughout the 12 month refurbishment process.
The works were completed in July 2010 and the new lease commenced.
It was sold to Capital Trust in March 2011 for £7.95 million.
