  • Fleming Island isn't considered to be upscale by anyone except people that live there. Clay county as a whole has numerous subdivisions that could have the "upscale" title. The most upscale place in Clay County is Pace Island.
  • Fleming Island is regarded as upscale. Pace Island was nice until the Plantation was developed.
  • There are a lot of upscale areas in Clay County as a whole that came after the new developments.
  • Not really an island. However, some folks there refer to living on the island. it is a large housing development, with several neighborhoods throughout. Everything from run down trailers to nicer homes. Home sizes about the same as other neighborhoods in Clay county. Several stores and restaurants.
