A smart Park with focus on logistics, semi-industrial, research & development, retail and leisure
activities. In order to keep flexibility for unforeseen developments, the master plan foresees
minimum hard and binding rules and choices surrounded with direction given options from which
can be deviated for which are necessary or motivated. The park will be given an eye catching
identity in order to serve as a landmark alongside the highway. Logistic semi-industrial knowledge
based and office buildings will be separated by green areas. The logistics areas will focus on
European Distribution Centers (EDC s) as well as distribution activity to the metropole of Ploiesti.
Contaminating industries will be avoided as much as possible and will be located in one corner of
the Park, if any. The Park will have three entrances, which apart from the safety advantages, will
also allow to avoid mix of types of traffic. The development of the Park will be made in narrow
cooperation with the development of the traffic surrounding the park. Given the size and ambition of
the project, the project will be developed in different phases. The PUZ is well described and clearly
allows potential end-investors to obtain a building permit very fast. A park building will be
established allowing for some essential facilities. In order to guarantee the quality of the park endusers
should comply with some minimum quality levels of the park. This quality levels will contain a
durability scan, companies will participate in the park management program, the architecture should
comply with the visual view of the site and a reasonable number of labour places should be created
by the end users. A monthly magazine issued by the park management should keep all stakeholders
informed and also give publicity to its users. The government of the Prahova Province will be
involved closely in order to allow the Province to realise its socio-economic policy with the support
of the Park.
