Tri-State Mall, built in 1967, is a partially indoor shopping mall located alongside Naaman's Road (Delaware Route 92) just east of the ramps to and from Interstate 95. A massive white water tower on the property, stamped with the words "Tri-State Mall," thrusts into the sky and can be seen on many local stretches of Interstates 95 and 495.

The mall property consists of a vast parking lot, the mall's main building, and several businesses built into the building's lower level on its easternmost side, hugging a sunken parking lot. Additional retailers are sprinkled around the area, mostly east of the mall.

Currently, the mall's sole anchor store is Kmart (former Grant City). Former anchors include Value City (which was originally a Wilmington Dry Goods).

Experiencing its peak throughout the 1970s and 1980s, Tri-State Mall gradually lost its luster as factories and other businesses in Claymont and nearby Marcus Hook, Pennsylvania closed down and/or relocated through the years. The appeal of more upscale area malls including Concord Mall (in nearby northern Wilmington) and Christiana Mall (in nearby Newark) also proved detrimental to the shopping center.

Today, many storefronts remain vacant, as does the former Value City department store.

  • As of December 2014, Tri-State Mall has a new anchor in the Value City space, Burlington Coat Factory. But the other anchor, KMart, is scheduled to close this month a couple weeks shy of Christmas.
