  • Once a rolling pasture for grazing cattle surrounded by majestic ancient oaks, Stage Coach subdivision is the epitome of a badly planned and crowded mix of homes and townhouses. 1/3 acre lots, reclaimed water, cookie cutter homes with one color of shingles and all same mailboxes, this subdivision sold homes in the lower 100K range to almost 200K when opened. Homes quickly appreciated in value due to the home craze and some of these homes went for over 350K with buyers waiting for the next home to go on sale. Now after the crash, many homes are in repossession or simply abandoned and renters are found on every block. Halfway effective home owners committee that will go after violators. Quality in homes is very substandard and it is a paradise for follow work on leaky roofs and cracking drywall and foundations. Nothing elevated in Stage Coach and in the case of a flood (like the hurricane that was parked off the coast in 88 for 4 days) almost every single home there (300 plus) would suffer damage. Most homes are at street level or below but the subdivision does have a good drain system with retaining ponds. Clubhouse basketball court was scene of drug use and a center for gatherings that went off breaking into cars and stealing peoperty from open garages, ect. Now somewhat curbed by the subdivisions own curfew and a curfew by Pasco County, the crime rate has dropped but still is one of the highest in the county. This may be due to renters and other factors. Very congested townhouse area with one entrance and exit. Parking is horrible and entrance is gated with a security code. This makes no sense to anyone and cannot be explained by the ownership committee. If interested in this subdivision, please move with caution. Falling prices, crime above average, small congested lots with same shingles and front elevations are factors to watch.
  • One positive thing in this subdivision is a homeowners committee that keeps junk cars off the driveways and streets. Also they keep the lawns cut and make you keep p the property. W have had our car broken into twice since last Christmas.
