5-story mercantile building completed in the mid-1800s. Originally, a house was built on this site, around 1700. In 1709 it was occupied by the Coffee Exchange House, a popular gathering place. That business moved next door in 1749, and 105 Broad Street became the Sign of the Kings Arms tavern, and then, in 1760, the Fountain Tavern. In 1801, the property was purchased by Thomas Gardner, who also bought Fraunces Tavern just up the block. Later remodeling and expansion (mainly in 1882) led to the present-day appearance, with red brick and a painted ground floor of cobbled stone. A small, shingled awning caps the storefront. Above, the Broad Street facade has five bays of unevenly spaced windows, while Water Street has six. Each window has a flat, stone sill and lintel. At the southwest corner, stone quoins join the two facades, which are topped by a green-painted wooden, bracketed roof cornice, that was added in 1882. The Water Street elevation also has a red metal fire escape spanning the two center bays. Currently the ground floor is occupied by Rockwell's Shoe Repair.
