A large apartment building complex with over ten buildings, completed in 1969 under the Mitchell-Lama Housing Program for Downtown-Lower Manhattan Association c/o David Rockefeller. Designed by Gruzen & Partners, it has 1,651 apartments in four 27/28 story tower blocks and five low-rise buildings. The four main towers are: Southbridge Tower I - 281 feet, 28 floors (100 Beekman Street), Southbridge Tower II - 281 feet, 28 floors (77 Fulton Street), Southbridge Tower III - 271 feet, 27 floors (90 Gold Street), Southbridge Tower IV - 271 feet, 27 floors (333 Pearl Street).

All the building have similar facades, clad in brown brick with horizontal concrete band courses between each floor, forming the bases of the numerous projecting balconies, which have metal railings. The towers also have serrated corners. On September 2014, the residents of Southbridge Towers voted to privatize under the Mitchell-Lama law and reconstitute as a private co-op.
