  • As per the information I received, Ramky is laying the 150 ft road in front of their project and Meenakshi is laying the remaining portion, which will connect to existing road along Silpa layout.

  • It is not clear where the road leads to from Shilpa. If you look at the location map provided by Ramki @ http://www.ramkyestates.com/images/Location_page.jpg the road terminates between Oracle and Google. Out of curiosity I saw the Meenakshi location plan @ http://www.meenakshigroup.net/html/res_ongoing/location_plan_gachbowli.htm, the road terminates at SoftSol. NCCUrban is building a venture there. There location plan @ http://www.nccurban.com/html/residency_location_big.htm does not show a road at all. When you look at so many versions, the whole landscape is so confusing. Agreed? Trust me, having this road will improve a lot of rental value. For instance, the apartments at MyHome Navadweepa in Madhapur are higher as compared to the ones @ doctor’s colony though the sqft cost of the apartments is the same. Hope you understand the point I am driving at. sriram

  • You know what? Ramky, Meenakshi, Silpa layout, NCC Urban and Jaya Bheri are now connected to Madhapur directly. The longer road perpendicular to road that joins Nasar Boys School (existing 60' road) as shown in the figure http://www.meenakshigroup.net/html/res_ongoing/location_plan_gachbowli.htm is now connected to Madhapur through a 150' feet road that connects Madhapur to the old Bombay road. This road is real and existing, great news right!!!! Look at this url http://www.hindu.com/2007/11/21/stories/2007112161170400.htm. All the places APIIC is auctioning is walk-able distance from all the above ventures. Trust me, people who own property in this area would be the luckiest people in twin cities. sriram!

  • Unless there is a proper road to Madhapur Hi-Tech city, there is no point in considering apartments at Ramky. There are several apartments around with much less cost. What sriram has mentioned is not correct. There are large boulders on the road leading to Shilpa. Prasad.
  • The 150ft road is infact true. Ramky owns 11 acers out of which 3 acres is dedicated to the road. The road is between Ramky and Rolling Hills layout.
  • Who cares weather it is 3 or 30 if it is not connected to Madhapur. As one person mentioned in the chain above that the rents would be very low without that road. Now I see Meenakshi has closed the approach road for Ramky. I guess buying any of these properties Ramky, Meenakshi, NCC or Jayabheri is a sheer waste of money, if all of them can't get the road to Madhapur. The other day I measured the distance from Ramky to Deloitte. The distance is almost 4 kms. If I have to travel for 4 kms, I would rather buy in slightly less expensive places with all the amenities, eg Aparna constructions, Aliens Valley. You get a good apartment for Rs. 2,800. What I am telling is, if you have to use your car, why pay Rs 4,000+ when you can get for far less. My suggestion is to avoid Ramky, Meenakshi, NCC Urban and Jayabheri. Go for Aliens Valley. The quality of construction is good and you are not paying more for what you get.

  • The road begins right in front of Rolling Hills GC and ends somewhere closer to Mindspace IT park. The Ramky project is mapped slightly off on the Wiki map. It’s closer to the 40ft road leading to Rolling Hills from Gachibowli Road. The roads are built by Ramky and Meenakshi in front of their projects. If the road is not built the Meenakshi project will be land locked. Where did you get the information Aparna and Aliens are selling their apartments for Rs 2800. The base listed prices are more than Rs 3500. I have visited the Tellapur and Nalagandla area recently. It has potential but did not see much development around.
  • Hi Prasad, What you are talking does not make sense ;-( You are comparing low cost oranges with high quality apples. Look ate the cost of the land on the other side of the road (150 ft road connecting madhapur and old bombay road); it’s going at 20+ crores per acre. This area is going to be one of the finest areas in twin cities. Regarding the road, *Rome is not built in a day*, the community will evolve with all the infrastructure by the time the project starts. You mentioned that my statement regarding the road that connects silpa with madhapur is not correct. Actually I saw that road, but some vested interest has broken it. Remember, this could be a very temporary phenomenon. Imagine if a political guy builds a wall in the middle of the road, do you think people will sit quietly, it doesn’t work that way, right? If you are looking for some low quality oranges, please go for them. There are several people who are interested in buying some high quality residential apartments; these are ones who look at Ramky. sriram!
  • Hi RK, SRK and Sriram, I think you people misunderstood me. What I meant was, if we are going on the Kondapur / Kothaguda road there are zillion apartment complexes. But, if you go on the 150ft rood as mentioned by Sriram, there aren’t any. This would be exclusive, that is the point I am driving at. Prasad.

  • I heard all these major builders Silpa, Meenakshi, NCC and Murali Mohan (I did not hear about Ramky people) are trying to avoid / delay the road to Madhapur. All these people are eyeing on the Silpa property, which still did not get HUDA approval. If this road comes thru, landowners of the silpa will get a straight road to Madhapur. This would have 2 side effects. a. Land owners in silpa who are desperate to sell land would increase the cost due to the connecting road. 2. Land owners who are on the fence either to wait or sell would wait because they see a bright future. Everybody in the vicinity of Hi-tech city area want to grab land in this layout (legally or illegally) Recently APIIC laid the road to silpa layout connecting the Madhapur- Old Bombay 150ft road. The general opinion in this area is, all the above parties (including / excluding Ramky and Rolling hills property owners) having vested interests in silpa layout lobbied with APIIC and destroyed the road leading to silpa. Unfortunately in a country like ours, people like these are the ones who make difference. Hope things will change when honest people like Chiru or Jayaprakash Narayan come to power. In the next election my prediction is, neither YSR or NCB will come to power. The road connecting to kothaguda thru Rolling Hillls is operational. Over all, as I mentioned earlier buying apartment @ Ramki is better, because NCC does not have proper vastu. Their land has road sula in the south, which not considered good. Jayabheri is still doing earthwork. It's going to take at least few months before they start their foundation work. Meenakshi is focusing on their villas and SEZ. If you look at all these I think buying property at Ramky is better. sriram!

  • Sriram, They are also the landowners of many plots in the Shilpa layout. 1. GVK family has legally acquired say, six plots and have strted the construction of a dual use complex. 2. In the history of Shilpa homes, each and every layout that has been developed has gotten the HUDA final approval and not a single plot/apt holder has lost their investment to goondas/land-grabbers etc. So, i believe, that the landowners in Shilpa would be okay.
  • janmahoomi, If APIIC's recent auctions at Raidurg are going at 20 crores per acre(40% of this goes for making layout gardens, roads etc). Based on this, silpa layout would cost more than 30 crores per acre, right? This layout is close to 50 acreas which is about1500 crores, right? All layouts of silpa togother could be less than 1,500 crores, right? This could be a reason for big fish to eat small ones. Who is the big fish is left for the readers to figureout.   • The location and layout of Ramky is good, even if the 150ft road does not materialize. The office complexes in Gachibowli are just 2-3 KM away thru the Old Bombay Hwy. Even the Hitech city area is accessible thru Old Bombay Hwy via Raidurga and from Madhapur Cyber Towers.

  • The only thing happening around this area that the land is dug by Ramky and Meenakski. This two projects are ready for constructions as soon as all the approvals are given.

  • I am not sure about Meenakshi approvals. My info is based on my visit a month ago. The only thing I saw was earth excavation. As far as Ramky is concerned, they are waiting for approval from HUDA's high rise committee.

  • I think the road should connect near rolling hills. This may help the traffic from IVRCL, DLF get to Minspace, Vanenburg park area faster. Anyone with correct info, please share?
  • The road is marked by me. The marking is based on the information I got from Ramky and crossed checked with Meeenakshi's Bamboo project brochure. The road starts right at the entrance of Rolling Hills layout. Ramky has already laid the rough road in front of their layout. I am not sure if the road leading to Rolling Hills from Gachibowli-Kondapur road is going to be expanded from the existing road (maybe 60ft)
  • RK, what does the brochures from ramky, NCC et al say about the other end this road? starting from Rolling Hills to madhapur sounds like a royal red carpet for that community but its not practical. Do anyone know the big vision for this road?

  • I don't know the big vision for this road. My information is not just from the brochures. I visited the site and walked part of the proposed road with the Ramky Site Supervisor. Nobody is able to tell me accurately where the road ends on the Madhapur side. I talked to the GM and the Sales guys and got different information from them.

  • The road ends at the entrance of Rolling Hills. I don't know if the existing road leading to Rolling Hills will be converted to 150 ft road. I will try to get more information by calling Ramky next week. If anyone else knows more information please post it.

  • Just saw the new website from Meenakshi. The website shows the 150ft road connecting to Gachibowli-Kondapur road. http://www.meenakshigroup.net/html/gachibowli_location.html They are building a IT Park right next to the villas. Ramky also has a IT/commercial block. Looks like this area is zoned as commercial/residential.

  • Tough question. Let me it put it this way, because of the location, you won't make a mistake picking either one of them. Base price ranges from 3900 to 4300 based on negotiation, more for the duplexes in Ramky. Based on the square footage, these apartments cost more than a Crore. All of them are expected to complete in mid 2009. Because of stagnant real estate, all of them are available inspite of their claims that most of them are sold. Here are my opinions. Ramky Towers: Pros: Nice layout of the complex. Access to 150 ft road. Has a commercial building in the complex. Cons: Did not construct many apartments in Hyerabad to compare their quality. Do not have all approvals yet. So can't see them completing by the promised date. Meenakshi Trident: Nice layout of the complex. Access to 150 ft road. Has a commercial building in the complex. Has good reputation in Hyderabad for quality. Nagarjuna Residency: The layout looked hapazard. The buildings looked one on top of the other. Don't know if they will have access to the 150 ft road. Has good reputation for construction.

  • Yes, this is true. You need to really bargain. Ramky is into multiple projects, they would need lot of money to execute them. Ramireddy garu is the person you should meet, no body else has any power.

  • Does anyone know the future plans for the 150 ft road? Right now it ends abruptly at the entrance to RH villas. I heard that the road leading to DLF SEZ from Gachibowli road will be expanded to 100 ft. If the 150ft is extend to meet the 100 ft it will be great for this corridor.   • Some Items that we all need clarity on: 1. On the ground, what is the progress made by Ramky as of Dec 31st, 2008. 2. On the ground, what is the progress made by Meenakshi as of Dec 31st, 2008. 3. On the ground, what is the progress made by NCC Urban as of Dec 31st, 2008. 4. On the ground, what is the progress made by Jayabheri as of Dec 31st, 2008. 5. What is the status of the proposed 150ft road connecting at-least two of the above through a third party (Shilpa plot layout) into Hitec-City Road on one side and Old-Bombay road on the other? (Paper? Ground? opinions from all four stakeholders, reconciled to arrive at a triangulated position.) 6. Status of approvals for all the five above. We all know that the market is soft, poised for a big fall or more softness or a meteoric rise depending on our positions and info. But, how are these announced and off the ground projects faring in this situation of Flux? It will let us have better insight into the character/management of these beasts (All these companies are big hitters, no second grade players here). I'll try and get answers to all these questions and post my analysis in this neighborhood, in time hopefully for Sankranthi (Photos, Video etc) If anyone else has interest, please post more verified content, analysis etc. Zero

  • Ramky is making a good progress. They have built 5 floors till now for some of the blocks. You can see the progress @www.ramkyestates.com/construction.html I used to see the pictures of Meenakshi construction in previous pictures of Ramky. They also made significant progress. As for the 150ft road, it’s status quo. Ramky is using that road to store the construction material for their project.
