5-story theater/office building completed in 1955 as an annex to the neighboring Union Square Savings Bank building, originally contains offices and garages. After the main bank building was renovated into the Daryl Roth Theater, the annex was also altered in 2002 to house the Daryl Roth administrative offices, and well as a smaller 99-seat theater at the base named the DR2. The space contains its own box office, concession area, and restroom facilities.

The facade is clad in limestone, with textured steel at the ground floor. There are double-doors at the center, flanked by poster boxes. The upper floors have bands of five windows in metal framing, tallest at the 3rd floor.
