 condominium, 1922_construction, Neo-Renaissance (architecture)

14-story Neo-Renaissance residential building completed in 1922. Designed by Rouse & Goldstone, it is clad in dark-red brick above a rusticated limestone ground floor. The main entrance is centered on the south facade on 90th Street, with wood-and-glass double-doors and transom below a rounded, navy-blue canvas canopy extending out over the sidewalk, set in a surround with shell patterns that is flanked by a pair of slender, paneled pilasters with stylized capitals. To the left is a small, narrow window, followed by paired windows (the first opening replaced by metal louvers), then three single-windows and a small plate-glass storefront at the west end. To the right is another small, narrow window, then two bays of paired windows, a window paired with a recessed entrance to a commercial space (atop a couple small steps and with a small, rounded, navy-blue canopy), and then a bay of paired windows, another small, narrow window, and a single-window at the east end. The ground floor is capped by a band course.

The upper floors are nearly symmetrical. In the center are three windows grouped together, followed on either side by four bays of paired windows and single-window end bays; the exception is a bay of smaller bathroom windows inserted between the western two bays of paired windows. The windows have simple, beige stone sills. Those on the 2nd floor have beige terra-cotta surrounds with rope moldings, and small rosettes decorating the lintels. The three at the center have heraldic shields on the lintels, which (along with ribbons) also cover the arched pediments above the lintels. A wrought-iron railing fronts the lower part of these windows. The end bays also have heraldic shields, ribbons, and arched pediments.

The 5th floor is set off by a band course with dentils and alternating rosettes and double-swags highlighted by shells. Another band course with dentils underlines the 12th floor. The 13th-floor roof line is marked by a beige stone cornice with a frieze of alternating shields and swags. The 14th-floor penthouse is set back from the lower roof line, and faced in white stone. It wraps around a light well at the north side.

The ground floor along Broadway is lined with stone, metal, and glass storefronts. The upper floors have four bays of paired windows in the middle (with a bay of small bathroom windows inserted between the 2nd pair from the north), a north end bay of single-windows, and two single-windows at the south end. The ornament matches that seen on the south facade.

The east elevation is clad in beige brick, with a short return of dark-red brick at the front edge. It has several bays of single-, paired, and narrow double-windows.

The building contains 92 condominium units. The ground floor along Broadway is occupied by a Bank of America branch, By The Way Bakery, Vape & Dispensary, The Kosher Marketplace, and Tal's Bagels. The commercial space on 90th Street is occupied by a dentist's office, and Salon VMS.
