1,388-foot, 60-story expressionist office building completed in 2025. Designed by Foster & Partners, it replaces the 52-story Union Carbide Building, built in 1960 and demolished in 2021. The old structure was the headquarters of JPMorgan Chase, which is using 383 Madison Avenue until it can move into the new building. The former building became the tallest voluntarily demolished building in the world, overtaking the previous record-holder Singer Building that was demolished in 1968.
The new 270 Park Avenue occupies the entire block. There are 24 massive columns at the inverted trapezoidal base, which support a lobby measuring about 80 feet high, with public space facing Madison and Park Avenues. The top of the base features a honeycomb grid of metal cylinders surrounding it. Above the lobby are a series of setbacks to the west and east, tapering to a pinnacle. The facades are clad in silvery glass and bronze-colored steel framing members, including diagonal beams on the east and west sides.
At ground level, the innovative fan-column structure and triangular bracing allow the building to touch the ground lightly across the entire block. By lifting the building 80 feet off the ground, it extends the viewpoint from the Park Avenue entrance through to Madison Avenue. Above, the multiple symmetrical setbacks on the north and south sides give the tower somewhat the feel of a ziggurat.
The interior will fit 15,000 employees and will contain a food hall, a penthouse conference center, a fitness center, and large spaces illuminated by natural lights.
