255-foot, 18-story (plus 13-story south tower) modernist residential building completed in 2019. Designed by Rem Koolhaas of ODA and SLCE for Toll Brothers City Living, it consists of two towers connected by a central courtyard, each clad in black concrete and glass. The interior was designed INC Architecture & Design.

Most notable is the faceted northeast corner of the north tower at Lexington and 23rd Street, with its canted and skewed windows. The 3-dimensional articulation continues on the 13-story South Tower, which features an undulating grid of punched windows overlooking 22nd Street. Here the windows are inset into warped rectangular cutouts spanning six bays across. At the ground floor the main entrance for the complex is in the 2nd bay from the east, with glass double-doors below a small metal canopy. At the west end, two bays combine into a glass garage door accessing the robotic parking garage. Inside the main entrance, a funnel-shaped lobby leads to an enclosed breezeway and central valley that connect the two towers. The south tower has a setback above the 10th floor.

The north tower's ground floor is taken up by commercial space. The upper floors span 12 narrow bays on the east facade, with the two northern bays irregularly interrupted at various floors due to the inward and outward flaring of the corner. There is a setback above the 12th floor. The north facade spans 20 bays, with the eastern two wider and also varied by angles.

The facades facing the interior courtyard are clad in contrasting white metallic panels and ribbon bands of windows fronted in various areas by balconies that slice out from the facade. Together, the complex contains 133 condominium units. The ground floor of the north tower is occupied by The FRIENDS Experience, a tourist attraction and trendy coffeehouse designed to resemble Central Perk from the TV show Friends.
