Completed in 2019, 277 Mott Street is a retail building by Toshiko Mori Architect in the center of lower Manhattan’s Nolita neighborhood, situated within the Special Little Italy district. When occupied, the building will contain an all-retail program that occupies roughly 7,000sf across 8 floors including the basement.

Composed of glass and CNC-milled, fair-trade Black Zimbabwe granite, the façade is more dominant from an oblique view when walking up and down the street rather than from a frontal one—a strategy developed in response to the narrowness of New York streets like Mott.

The transparent rear facade, which is highly visible from the neighboring Mulberry street, highlights a monumental stair which serves as a primary means of vertical circulation and overlooks a backyard garden. This rear elevation also features a finer, metal twisted façade that acts as a shading device against Western light while creating visual interest from the rear.
