344-foot, 24-story International-style office building completed in 1970. Designed by William Lescaze & Associates and Hausman & Rosenberg, it is a near-twin of adjoining 130 John Street (180 Water Street) next door, even though that building is credited to Emery Roth & Sons. 160-170 Water Street is slightly thinner and longer, extending about 20 feet further toward Pearl Street. It also has a small notched corner near the left end of the Fletcher Street elevation.

The ground floor is slightly recessed behind squared metal columns, with deeper recessed areas at the 2-bay entry on Water Street, and the rear of the building where it extends further out on Pearl Street. Above is a curtain wall of bronze glass and dark-grey metal spandrels. At the 14th and top floors are tall mechanical floors lined with black metal vents.

The ground floor is occupied by New York Sports Clubs. In 2023, the building was converted to residential by Gensler for the Vanbarton Group.
