  • Indeed. Front houses of 26 are far better but the ones in front of the market are not so good. morover, the basic amenities are missing in 26 at the moment. Sector 25 is going to remain most livable for next 5 years...
  • As per the latest information the current rate per sq yard is in the range of 64-65K psqy in sector 25/26...auction of comercial plots in secotr 25 to happen in few days...Rates will see upward trend if that goes successful.

  • Thanks Sanjeev for the information, good to hear that the tender is out. The traffic on this road is increasing day by day and its difficult to overtake a vehicle because this winding road is very narrow. Does the tender say date of completion ??
  • The work started couple of months ago on creating B-Road from sector 28 (covering 27,26,25,24,23) till Panchkula IT park. There is a good progress and it should be now ready in next few months. This is being done to divert the traffic during the four laning of NH73. The property prices are obviously going to go up with these progress. Current rate per square yard is around 70K in sector 25/26.
  • The B road will be from the new chowk to the starting of herbal park. It is not till sector 28, because herbal park cannot be dismantled. And it cannot go around the park because, there is a reitaining wall along the river. That will have to be shifted...that is too much work.
  • By the way, has the nh-73 4 laning tender alloted ? The tender has been cancelled 3-4 times in the past. i hope it doesnt get cancelled this time.

  • It was in the paper that the B road is from sector 28 to IT Park. the four laning of NH73 has been passed by govt with budget of over 1000 Cr. and more than 30 big companies have bid for it including L&T. The earlier tenders had project codst of around 700Cr and hence was failure but this time around it is surely gonna start. A 10 marla plot in sector 25 will cost you anything from 1.60 to 1.80.
  • Sanjeev thanks, please share the newspaper cutting or online link or tender for the same? This is a really good news. We cant imagine how much benefit these two projects will give to this area. On one side there will be a wide beautiful road along the river. and on another side of the sectors there will be a 4 laned NH-73. the sectors in between will benefit a lot as roads are linfeline of economy. There is another news i saw in dainik bhasker-panchkual live last week. It was on the front page with a map. A 6 lane road from 20/21 dividing road near ghaggar to peer muchalla, to Ambala Highway(near mc donalds) and then to NEW airport. But this could be an election stunt also. Only 2 things required now 1. Bridge to sector 20/21 divider 2. lake in sec 24/25

  • more than 75 booths and SCO from Panchkula are on auction including few from these new sectors too. If someone bids and gets the SCO in sector 26 then we can hope for some more development in that sector. auction date is 23rd feb 2012.
  • Rajiv, Anant Raj constructions 10 acre project has picked up speed. 6 floor have been constructed. This is going to be a tallest tower in this area with 17 floor. Construction on two more plots is goign to start - digging is in progress. So in another 5 years the It park will generate employment for roughly 25000 people
  • Sanjeev, any clue about enhancement ? I heard that HUDA has reworked the amount and new notices are coming next month with reduced installments and interest.
  • I had a word with the chief accounts officer in HUDA and he said that amount is going to be reduced by 25%. Not sure on the exact timelines.

  • I heard that Huda is going to reduce the enhacement by 35-40%. Some meetings were held between Huda and citizen associations. Not sure what is the actual outcome. New enhacement letters should have come
  • huda has agreed that they have made calculation mistake. There is no evelopment in this area, so why are they asking for enhancements. Let the elections come.

  • My guess is that an 8 marla house should sell for 2 cr - it depends on the construction cost for the house but the 8 marla land itself should be 1.5 cr.

  • I doubt the availability mate .. this might be the price of 8m.check it in sector 28 .. may be some locations are available in your budget ( but those will be secluded ones ( atleast for coming 5,6 yrs) )
  • That is right. What you could also do is look into the new Panchkula extension part 2 sectors. evenetually it has to develop there also, and it will be well connected through NH73 widening.

  • New sectors are a distant reality. With so many issues in land accusitions these day I have dought that any new sectors will come in Haryana like it has been in past. This is another reason that will drive the rates of already developed sectors like 25/26. When i checked with local dealers they said that 8M in 25/26 is available for 1.3/1.4 Cr or less. do not go beyond 25/26 sector.
  • With so many development triggers in sector 25 and 26 the sentiment has come back big time. I am local dealer and the number of deals have picked up. Some major developmets that have happened are: 1. widening of approach roads/ B-Roads 2. removal of jhuggies 3. PR7 to Zirakpur-Ambala highway 4. NH73 project approval and contract awarded to gammon infra 5. 50% reduction (complete clarity to buyers) in enhancements 6. Rapid pace of development at Panchkula IT Park 7. Lake idea discussed by HUDA and in final stage of contract award. 8. No major increase in registration rates this year So, those who want to buy in should start looking aggresivly now.

  • I agree with Manish and Nishant.. I am also a potential buyer and want to lock in something in 26/25 .. It is getting tougher and tougher day by day.. Yes you may find 10 M just under 2cr in 25 or 26. In 25 you will get either 25% built or whole house. In 26 you will get some time to build your own..
  • Only in 2009 winter the price of a 10 M plot was 80 lacs, and now it is 2 cr. At this rate it will easily be 4 cr in 2015. That is almost 33% appreciation in prices on an annual basis. Is my estimate right?

  • you need to take a look at the location of the plot and the nature of deal.. I am sure once you go to the dealer and if deal is real genuine .. you will see different picture.. lot many times the dealers put ads to attract.. But all said and done.. If you get in this price.. would be really great deal.. please keep us posted about your research on price.. I would say it is tough to make a good/transparent deal in this price unless untill seller is in real pressure.

  • it indeed is a great bargain at this price. another thing to watchout for sector 25 plot is the construction time remianing. HUDA is considering to extend the timelines by 2 years but it is not official yey..

  • guest..if you wait till september (after the monsoon) you should be able to get 90000 per sq yd for the 10 marla plot facing park. so my guess is 2.25 cr for it..don't sell if you have the patience to wait. prices are only going to go up for quality locations. especially if you consider Nishant's comments and the general improvements surrrounding sector 25

  • 25 is a very good sector .. very peaceful.. pollution free.. but some good shops must come now . like eatables and supermarkets. Banks have already come. Few Roads need carpeting
  • there are few good commercial SCO and Booths are up for auction by HUDA next month in sector 25 and 26. I hope there are few takers this time and soon we can have development there. There are few shops from sector 27 and 28 too but i don't think anybody would want to setup shop there at the moment.
