Depleted gravel quarry being redeveloped by Pac-Trust Management Inc. into a primarily commercial district. A satellite campus of Clark College opened in 2009, and a large retirement center opened early 2010. A medium-sized area of the pit to the north (between the retirement centre and Home Depot) is still productive and owned by Pacific Rock Products.

The redevelopment plans also included an extension of NE Mill Plain Boulevard from SE 172nd Avenue to SE 192nd Avenue. Commercial properties in this site currently include Wal-Mart, The Home Depot, a J.C. Penney department store, Lowe's home improvement, Pet-Smart, and several fast food shoppes including Sonic Burger, Wendy's, Five Guys and Panda Express. A small city park exists in the south-western corner of the site.
