This business park opened in the late 2000s/early 2010s, but the story behind this one is its earlier incarnation, a shopping mall originally called Forum 303 Mall. The short version is that it opened in 1971 adjoining a free-standing Leonard's department store that predated it by two years (the other two anchors were Wilson's, later Service Merchandise, along with Montgomery Ward). It featured an amphitheater in the center of the mall and was to get a hotel, but never did. It had one of the first (if not the first) Chick-fil-A restaurants in the state.

In 1998, after being "Forum Value Mall" from 1995-1998, it was renovated into a hybrid mall/flea market center called Festival Marketplace Mall, but it failed to revive business. By the time it closed in 2005, the mall was named Festival International Bazaar. It was torn down in 2007 and replaced with Pioneer Business Park.

  • Worth noting that Service pulled out long before the 1999 closings.
