Centre Squre (formerly called the Transition Area), situated immediately south of downtown, was Regina's original "south end". Prestigious single-detached residential development began after 1903. In 1912, a major tornado damaged or destroyed many buildings along Lorne and Smith Streets. Today, the area is still largely residential, with older detached houses and apartment/condo blocks. Property values are highest along the southern edge, close to College Drive and Wascana Park.
