Constructed in 1939 as a Sears department store, which operated until January 28, 2018 when Rice bought Sears' 99-year lease on the property. As Sears, it was largely an eyesore with its 60s metal covering but at one time was a fine Art deco structure and was the first retail store of any kind in Houston to have an elevator. Rice restored the facade and converted it to an "innovation district".
